A three-bedroom, one-bathroom duplex nestled between the suburbs of Duncraig and Carine – 33A Lockyer Court is up for auction and perfect for downsizers seeking a convenient north-coastal location.

The home’s low-maintenance outdoor areas in the front and rear have been well maintained, with ample lawn for kids to play and adults to relax. The exterior of the home resembles many built in the area during the 1980s, but the inside has been renovated and restyled to create bright, simple and modern spaces throughout.

“The property was built in approximately 1983, so the upside to that is the fact that the bedrooms are of a great size and the property comes with two living zones; these being a separate lounge and an open-plan kitchen/meals and living that flows to the outdoors,” Realmark North Coastal Sales Associate Ian Masterson said.

“All the hard work has been done,” Mr Masterson said. “The kitchen and bathroom have both been renovated and the gardens freshly landscaped for the sale.”

Mr Masterson said the style and size of the home was incredibly appealing for buyers in the current market.

“We always find the duplex homes are really popular with a wide range of buyers,” he said.

“First homebuyers coming into the area love them because the properties always offer a level of affordability they didn’t expect to be able to achieve in getting into the area. This comes about because they are on a smaller land mass, so the overall price comes down versus if you were looking at buying a three-bedroom home on a full block.”

Mr Masterson said the home would also make for a great rental property.

“Investors also love them for much the same reason,” he said.

“You can buy a duplex cheaper because of the lesser land size, but they gain almost the same rental income as a full house.

“Tenants often prefer to not have as much yard to look after, yet they still get a great home. It makes the figures look so much more attractive as an investment and they are easy to rent.”

Mr Masterson said the property would suit downsizers seeking an alternative to a villa or apartment.

“We will get some of the downsizing market that have lived in the suburb for 30-plus years and want to downsize, but want independence and some yard space without going to a villa or apartment living,” he said.

“I would say the standout feature though for people should be affordability. You get into South Duncraig on the Carine border for well under the median house price for the suburb.”

Having worked in the suburb for two decades, Mr Masterson said the Duncraig community was great and enjoyed an abundance of parks, fantastic facilities, easy access to public transport and a five-minute drive to the coastline.

“I’m a bit of a sucker for the community vibe,” he said. “I’ve worked in Duncraig for 20 years now and the people are fantastic.

“Nothing quite beats heading up the road to the Poynter Farmers’ Market on a Saturday morning for fresh produce, fresh bread, a coffee with the locals and supporting the school parents and citizens association with a bacon and egg roll.

“We are finding that the schooling of the suburb really has an impact. The local primary school is a short safe walk about 200m up the road and Carine High School is also really close by. Both are highly respected by parents and the kids that go there.”
