Geraldton home prices up 5.8 per cent in quarter, as new Cotality report confirms red-hot regional WA market

Geraldton’s property prices surged 5.8 per cent in the three months to January, according to new data, which has the red-hot regional WA market leading the national pack. Fresh data from property analytics firm Cotality shows regional WA recorded the strongest price growth of any State, with dwelling values jumping 6.1 per cent in the quarter — up sharply from 4.9 per cent in the previous quarter. Albany (up 7.7 per cent), Kalgoorlie-Boulder (up 7.6 per cent) and Busselton (up 7 per cent) led the charge. Although Geraldton’s quarterly and annual rises of 5.8 per cent and 16.7 per cent respectively are towards the bottom of the regional WA ladder, the Mid West city’s five-year surge of 107.2 per cent is the biggest. Geraldton’s median home value in January 2026 of $572,540 is the second lowest — only ahead of Kalgoorlie-Boulder — out of the regional WA markets included in the research. The median weekly rent in Geraldton of $575 is up 1.1 per cent in the quarter, 7.3 per cent in the year and 64.3 per cent over five years. The rental vacancy rate was 1.4 per cent in January compared to 3 per cent a year ago. Geraldton’s total rental listings for the year to January 2026 of 1345 was 24.7 per cent lower than the year before and 8.2 per cent down on the previous-five year average. Properties for sale in Geraldton are getting snapped up faster, with the average time on market being 19 days compared to 23 days the year prior. The median time on market across regional WA is just 20 days. In the year to January, 2012 properties were listed for sale — a drop of 36.8 per cent from one year ago and 55.9 per cent below the five-year average. Total dwelling sales in the year to November 2025 was 1410, down 11.8 per cent from the previous year, but 25.4 per cent above the five-year average for the region. Cotality’s head of research Gerard Burg said the gap between city and regional markets was narrowing. “With capital city prices still near record highs and stock levels tight, many households are once again looking to regional Australia for greater value and liveability,” he said. “We’re seeing momentum build across a wide range of regional markets, from inland hubs to coastal centres and mining adjacent regions.”
